Key Terms (Plain English)

Cap Rate

Annual NOI divided by purchase price or value, before financing.

Example: If NOI is $24,000 on a $400,000 asset, cap rate is 6.0%.

Cash-on-Cash Return

Annual pre-tax cash flow divided by total cash invested.

Example: If cash flow is $9,000 and cash invested is $90,000, CoC is 10%.

DSCR

NOI divided by annual debt service; shows loan coverage strength.

Example: A 1.25x DSCR means NOI is 25% higher than debt service.
